The HFBC now Brightside Community Homes Foundation engaged CitySpaces Consulting to prepare a Housing Models Study to identify a potential range of housing types, tenures, and partnerships that could align with HFBC’s vision and client needs. Within the Vancouver context, the Housing Models Study explored HFBC’s current and emerging target populations, identified key housing needs of those populations and identified housing options for HFBC’s consideration. Each of the housing options included examples from the Vancouver context and an “ease of implementation” scale to identify opportunities and challenges for implementing the proposed models.

The Housing Models Study was developed as a companion piece to building conditions and portfolio analysis study to build a foundation on which HFBC could consider and plan for redevelopment of existing buildings or new development opportunities that would support low-end of market rentals, affordable housing, and affordable homeownership.

The resulting Housing Models Study reviewed a variety of built form options including Mixed Us Buildings and Social Enterprise, Stacked Townhouses, Shipping Container Housing, and Pocket Neighbourhoods. The Housing Models Study also reviewed a variety of tenure options including Affordable Rental Housing (Mix of Market and Non-Market Units), Shared Equity Homeownership, Rent-To-Own and Life Leases.

With any of the options for housing forms and tenures, HFBC can explore the various combinations of partnerships between all levels of government, private sector developers or investors, and other non-profit organizations. As a result, the Housing Models Study is a starting point for building a case for the funding of viable housing projects.
