CitySpaces was retained to provide professional planning advice relating to the consolidation of our client Keyera’s existing holdings into a single parcel in the Hayter Road industrial area of the City of Edmonton, as well as to assist in the subdivision planning for adjacent parcels. This area is home to the Alberta Diluent Terminal (ADT) located on a 90 acre parcel of land north of the Edmonton Terminal in the Edmonton/Fort Saskatchewan energy hub. ADT provides light fraction petroleum products to the Oil Sands producers in Northeastern Alberta featuring a rail offloading rack, rail storage spurs, and a truck loading rack and above ground storage tanks. Keyera is one of the largest independent midstream operators, which involves the transportation of petroleum, in Canada.

The project involved a field investigation of the parcels interconnection and a review of the work done by client-retained surveyors with respect to consolidation and subdivision. CitySpaces staff reviewed the Subdivision Development application, which was prepared by an adjacent landowner that impacted our client’s holdings. In addition, CitySpaces provided land use planning advice associated with an appeal of the Subdivision Development conditions, and supported a presentation to the Municipal Government Board.
