CitySpaces provided planning consulting services for the University Endowment Lands Administration for a rezoning application submitted on behalf of Musqueam Capital Corporation. The application was made to allow a comprehensive mixed-use development on a 21-acre parcel of land (Block F). The proposal for rezoning included over 1.2 million square feet of development including a variety of uses including townhouses, low-rise apartments, high-rise apartments, commercial spaces, a community amenity building, and dedicated parkland and trails. Our team supported UEL Administration in processing the rezoning application, providing advice on planning issues and application evaluation, drafting agreements and bylaws, creating supporting materials for Advisory Design Panel and Community Advisory Council meetings, and facilitating open houses with the community at various stages of the process. The rezoning application was approved by the Province at the end of 2016 and CitySpaces has continued to provide ongoing planning support to the UEL Administration for the future development of the site.
