Former Middle School Redevelopment Master Plan

In 2019/20, CitySpaces Consulting provided land use planning and development consulting services to the Village of Fruitvale to develop a master plan for a 10-acre former middle school site. The scope of work included a review of community needs, visioning and community engagement workshops, coordination of service capacity analyses and preliminary concept development, and financial viability analyses. In response to the emerging needs of the community, the master planning process seeks to introduce more diverse housing typologies to serve aging seniors, adults with special needs, a growing workforce, and low-income families. The master plan accommodates a mix of uses and co-locates new housing with community services and amenities, including a new childcare facility on-site.   

The master plan allowed the Village of Fruitvale to partner with local not-for-profit organizations and developers to address community needs and apply for funding programs to support implementation. As of 2023, the proposed child care affordable rental housing project is under development.
